The law Subletting is legal, on two strict conditions: (1) the landlord or housing corporation needs to give explicit permission, and (2) the inhabitant before the period of subrent needs to reinhabit the house after the period of subrent. In Dutch law, the 7th book of the Dutch Civil Code, article 274, paragraph 2 (also check http://wetten.overheid.nl, in Dutch only), on ending a letting contract, arranges this. If you do not intend to reinhabit the house at the end of the subrent period, for example if you have bought a new house but did not sell the old house, one way to make sure the subtenant leaves the house is to let him end the contract along with signing the subrent contract.
